Structural repairs to gable wall

This property dating from 1867 had suffered significant structural failure to the gable wall. The original building was constructed with mud lump, large unfired mud bricks, to the internal leaf and a traditional brickwork external leaf. Originally the two walls had been tied together with brickwork cross bonded between the leaves of masonry. Over time these bricks had snapped off allowing the outer wall to belly out up to 100mm from vertical. This was allowing water to enter the resulting cavity, running into the building around the windows, causing significant structral issues and the potential for uncontrolled collapse. 

The works invlolved the erection of a full thermal sheet scaffold to prevent water ingress to the building during the works, the partial stripping of the roof, internal structural support to secure the buiding during the works, the careful cutting away of the external wall, installation of wall ties cavity trays and rebuilding the wall in lime mortar to allow the wall to breathe, all to an occupied house, on  busy road.

Structural design was by ARD Consulting and the works were expertly undertaken by BJC Construction to complete the project within the project timescales and within budget.
